Welcome to 28 Embers. By booking a stay, experience, or event with us, you agree to the following Terms & Conditions. These terms are designed to ensure a safe, respectful, and exceptional experience for all guests.
All reservations must be made in advance and are subject to availability. A confirmed booking is secured only once the required deposit or full payment has been received. Guests must be 25 years of age or older to book.
Full payment details, including deposits and balances, will be outlined at the time of booking. Accepted payment methods will be specified during checkout. Prices are subject to change without notice until a booking is confirmed.
Due to the intimate and private nature of 28 Embers, all bookings are non-refundable. If you are unable to attend, bookings may be transferred to another date at our discretion, subject to availability and with advance notice. Weather-related cancellations will be assessed on a case-by-case basis.
Check-in and check-out times will be communicated prior to arrival. Early check-in or late check-out requests may be accommodated when possible but are not guaranteed.
Guests are expected to treat the property, hosts, and surrounding environment with respect. Excessive noise, unsafe behavior, or damage to property may result in immediate termination of the stay without refund.
Open fires and fire pit use are permitted only in designated areas and must follow all safety instructions provided by your host. Guests assume responsibility for proper use and supervision of fires at all times.
Guests acknowledge that outdoor and open-fire experiences involve inherent risks. By staying at 28 Embers, guests voluntarily assume all risks associated with their stay, including but not limited to fire use, outdoor terrain, weather conditions, and cooking activities. 28 Embers, its owners, and hosts are not liable for personal injury, loss, or damage to personal belongings.
Guests are responsible for any damage caused to the property, furnishings, or equipment during their stay. Costs associated with repair or replacement may be charged to the booking party.
Amenities, food offerings, and hosted experiences may vary by season and availability. While every effort is made to provide advertised services, substitutions may occur when necessary.
Guest privacy is deeply respected. Personal information collected during booking is used solely for reservation and communication purposes and will not be shared with third parties.
28 Embers reserves the right to refuse service or cancel a booking if these Terms & Conditions are violated or if guest behavior compromises safety, privacy, or the quality of the experience.
By completing a booking, guests acknowledge that they have read, understood, and agreed to these Terms & Conditions in full.

At 28 Embers, every experience is intentionally limited, private, and thoughtfully prepared. Because of the bespoke nature of our offerings, the following Return & Refund Policy applies to all bookings, experiences, and purchases.
All luxury camping stays, hosted experiences, and event bookings at 28 Embers are non-refundable.
Due to limited availability and the level of preparation required, we are unable to offer refunds for cancellations, no-shows, or early departures.
At our discretion, and when provided with sufficient notice, bookings may be rescheduled to a future date based on availability. Date changes are not guaranteed and may be subject to rescheduling fees.
28 Embers operates as an outdoor, nature-forward experience. Weather conditions are part of the experience and do not constitute grounds for a refund.
In the rare event of severe or unsafe weather conditions, 28 Embers reserves the right to modify, reschedule, or cancel an experience for guest safety. In such cases, guests may be offered a rescheduled date or credit toward a future stay at our discretion.
All culinary services, hosted meals, and add-on experiences are non-refundable once confirmed, as food and supplies are sourced and prepared in advance.
If an add-on cannot be delivered due to circumstances beyond our control, we will offer a comparable substitute or a credit toward a future experience.
If applicable, unused and unopened retail items or merchandise purchased directly from 28 Embers may be eligible for exchange only, within 7 days of purchase, subject to approval. Shipping costs, if any, are non-refundable.
Guests who choose to depart early for any reason are not eligible for a refund or credit.
28 Embers reserves the right to refuse refunds in cases of policy violation, guest misconduct, or circumstances outside of our control.
